You have probably heard a lot recently about home loan refinancing. What does it mean? How can it help? Does it make sense for you? Well, let’s take home loan refinancing one step at a time.

Basically, home loan refinancing means you will be paying off your old loan with a new loan, hopefully with lower payments and / or a lower interest rate. This makes sense for anyone who is currently making payments on a loan with a much higher interest rate. I say much higher because the old loan will usually have a penalty payment required for early cancellation. If the interest savings from the new loan does not cover the penalty on the old loan, getting a new loan does not make sense.

How can it help? Well, the obvious answer is home loan refinancing can lower your interest rate. However, more than that, you can change your loan payments when you negotiate your new loan. You have two choices when it comes to the loan payments on your new loan. First, you can choose to keep the same number of payments on your new loan, and enjoy a lower payment amount. Or, if you like, you can keep the payment at the same amount on the new loan, and pay off the loan sooner. The second option also reduces your overall interest expense as by reducing the life of the loan, you pay less interest.

So, does home loan refinancing make sense for you right now? An easy way to find out is to go to a home loan or mortgage website and use the handy calculators there to find out how much interest you can save. If the amount is more than the penalty on your old loan, it’s time to apply for your new loan.
