Choose between the second mortgage loan and an equity line of credit

A second mortgage loan is a secondary or a junior mortgage taken out either to bridge the difference between the required down payment and the first or primary mortgage; or to generate cash flow from the equity in your home. Usually, a traditional or first mortgage pays for the first 75 per cent of the cost of your home, and then a second mortgage loan kicks in to pay for the remaining amount you need to buy your home.

In most cases, a broker fee for arranging the loan will apply; you will also pay the cost of drawing up a second mortgage loan document; and the interest rate on a second mortgage loan will also be higher than the rate on your first mortgage.

If you have a first mortgage that fits your financial needs, but you need some cash flow, consider an equity line of credit instead of going for a second mortgage loan. Equity line of credit is cheaper to put in place and the money becomes available as you pay it down.
